The Heritage Club 
The Heritage Club has been designed to be the premiere club in Brevard County. The 21,000 sq. ft. building has specially designed rooms for fitness, cards, pool tables, hobbies, conference/library, computer stations, catering kitchen, aerobics, ballroom, administration and multi-purpose flex rooms. The Club has a resort style pool, tennis courts, a croquet lawn, and basketball hoops, and areas for bocce and horseshoes.
The Club is not owned by the developer or any of the homeowner type associations relating to Heritage Isle. The club owner is Heritage Isle Club, LLC, a Florida limited liability corporation (HIC). The Club owner has hired Community Resource Systems, Inc (CRS) to be the Club manager. CRS is an affiliate company of the Club owner and has 15 years of experience managing residential communities and clubs.
The Heritage Isle Club Covenants should be read carefully and completely as they contain the details about the operation and ownership of the Club. Club membership is mandatory for every home in Heritage Isle. Each owner is required to pay Club Fees and Club Operating Expenses (collectively called Club Charges) that will be billed and collected on a quarterly basis by the Club owner. When you purchase a home in Heritage Isle you are agreeing to this mandatory membership and the payment of the Club Charges. The developer, Lennar Homes, has the right to use the Club facilities for any purpose until the community is complete.
The Heritage Isle District Association has the option to purchase the Heritage Isle Club from the Club owner two years after the last home is closed in Heritage Isle. The price is defined in the Club Covenants as being based on a 9 % capitalization rate applied to the Club Fee level at the time of the option to purchase. Members pay Club Charges on a quarterly basis, which are comprised of the Club Fee and Club Operating Expenses. The Club fee is defined in the Club Covenants Section 6.2. It starts at $42/month and increases at $3/year to $79/month unless or until the members exercise their option to purchase. Sales tax is charged on the Club Fee per Florida law. The Club Operating Expenses are the cost to actually operate the Club on a daily basis such as water, electricity, lawn and landscape maintenance, pool maintenance, telephone, repair and maintenance insurance cleaning supplies, staff salaries and benefits, etc. The Club Operating Expenses will be reviewed and adjusted on an annual basis by the Club owner.
As of November, 2005 the Club Operating expenses for the first year are estimated at $50/month and will be billed and collected quarterly by the Club owner along with the Club Fee. ($50+$45+6% sales tax on $45 = $97.70 x 3 = $293.10 per quarter). A capital contribution of $500 payable to the Heritage Isle Club will be collected at the closing of each home.
The Club plans to have full time personnel including a community manager, activity director, administrative assistant, lifestyle assistant, and two maintenance associates. Part time janitorial staff may also be needed in the future. Both the time and expense of the Community Manager position will be shared by the Heritage Isle Club, The Heritage Isle District Association and the Heritage Isle Residential Villages Association.
The Heritage Isle Club Rules and Regulations will be provided to all new homeowners. The rules and regulations will cover hours of operation, formation of clubs, ticket sales, current planned activities, use of pool, tennis and other recreations facilities, private room rental, guest privileges, dress code, conduct code, other services, etc.
Based on experience, the Club manager will create a menu of activities and certain core club and sports team formations. Ideas and suggestions from the residents are encouraged and welcome. When instructors are hired for classes, there will be an extra charge to the residents who participate in such activities such as aerobics, pottery, painting, or dance lessons.
Use of the facilities to play cards, use the pool or computer stations, play tennis or bocce as examples, are included in the club charges. Social events, bingo, holiday parties, dances, and other entertainment events will be by ticket sales or participant charges and seating will be limited.
Each prospective purchaser must be aware and acknowledge that the Heritage Isle Club is not designed so that all residents (at any point in time) can attend a single event or all residents use the pool at any one time. Events and classes will sell out. The Club owner has no plans to expand the facility beyond the original design. As the community grows, it is possible that certain events/classes may be scheduled for multiple times such as two evenings for holiday parties, two shows for special entertainment, multiple class times, etc.
The Club's operating hours will vary during the year based on demand at the discretion of the Club owner. The fitness center will be open 24 hours. We encourage all residents to exercise with a partner or friend at all times. The pool will be open dawn to dusk. Swimming is at your own risk as there is no lifeguard.
